Solicitors have a 'duty of care' to their clients to ensure that Article 7 of the European Directive on the Energy Performance of Building (EPBD) is implemented and the Energy Performance Certificate (EPC) is made available during the transaction process.
Obtaining an EPC will become part of the standard process for documenting commercial property transactions. As with all legal documents it will be hugely beneficial if an EPC can be obtained at the earliest opportunity.
